Selling a Property

When selling, preparation is key. I make sure your contract of sale is accurate, compliant, and ready to go, helping to avoid delays and unnecessary negotiations.

Contract

  • Prepares the Contract for Sale of Land before the property is marketed.
  • Orders and attaches all required disclosure documents and property searches.
  • Reviews information provided by the seller to ensure accuracy in the Contract.
  • Updates the Contract with agreed price and special conditions once an offer is accepted.

exchange

  • Liaises with the purchaser’s representative to arrange exchange of Contracts.
  • Ensures exchange is completed correctly (signed Contracts, deposit paid, Contract dated).
  • Contacts the seller’s bank to arrange discharge of any mortgage.

settlement

  • Calculates and confirms settlement adjustments (council, water, strata, taxes).
  • Satisfies verification of identity requirements.
  • Prepares and manages electronic settlement through PEXA.
  • Ensures transfer of title, payment of outstanding liabilities, and receipt of sale funds.
  • Notifies the agent once settlement is complete so keys can be released and funds disbursed.

Buying a Property

Buying property is a significant financial commitment. I offer straightforward, practical advice and proactive support, guiding you every step of the way from contract review to settlement.

Contract

  • Reviews and explains the Contract for Sale of Land before you sign.
  • Advises on due diligence (building, pest, strata reports, title insurance).
  • Negotiates or requests amendments to contract terms where required.
  • Liaises with your lender or broker to ensure finance approval is in place.

exchange

  • Arranges exchange of Contracts and ensures the deposit is correctly paid.
  • Advises on cooling off periods or prepares a Section 66W Certificate if required.
  • In NSW, a 5 day cooling off period applies to a Contract for residential property. If due diligence and loan approval are satisfied, the cooling off period may be waived – which is done by our execution of a Section 66W Certificate.  
  • You can choose to exchange Contracts with a 5 day cooling off period, giving you time to obtain pre purchase reports and loan approval. During a cooling off period, only the purchaser can end the Contract, however 0.25% of the purchase price will be forfeited if you decide not to proceed. If everything checks out and you’re happy to move forward, the balance of the 5–10% deposit must be paid to the real estate agent before the cooling off period expires. Keep in mind that in a competitive market, a seller may request an exchange without a cooling off period.

settlement

  • Orders property searches and enquiries after exchange.
  • Prepares stamp duty documentation and attends to duty assessment.
  • Calculates settlement adjustments (rates, water, strata levies).
  • Completes verification of identity requirements.
  • Coordinates and completes electronic settlement via PEXA.
  • Ensures the property title is transferred into your name and confirms key release.
